Schedule a walkthrough

A two-person team — a co-founder and a lead technician — walks the home together, typically over a half-day. Owner or agent presence is optional.

Photo and condition report

We deliver a written report with photos of every major system, a condition rating, and a prioritized fix list with rough cost ranges. Plain language, sent over WhatsApp or email within 48 hours.

Optional follow-through

If you decide to buy, the inspection rolls cleanly into a member onboarding. If you don’t, the report is yours to share with seller, agent, or your own team. No pressure to use us for the repairs.

We do both, plus pre-rental and pre-rainy-season inspections. Pre-purchase is our most common request from remote buyers; pre-rainy-season is the one we recommend annually for owners.

How long does an inspection take?

A typical Nosara home takes a half-day on site and another business day to write the report. Larger properties or those with a complex septic and irrigation setup can take a full day.

Do I get a written report I can share?

Yes. Photo-illustrated, plain-language, with a prioritized fix list and rough cost ranges. You can share it freely with the seller, the agent, your insurance, or another contractor.

Can the report be used in price negotiation with the seller?

Yes. The fix list with cost ranges is exactly the format buyers use to renegotiate or request seller credits. We don’t take a position on whether to negotiate — we report what we see.

What does an inspection cost?

Quoted per property based on size and scope. Most Nosara homes fall in a predictable range; we confirm the exact cost over WhatsApp before scheduling. If you become a member afterward, the inspection cost rolls into the first month.

How fast can you schedule an inspection?

For pre-purchase work we usually schedule within the week. Time-sensitive transactions (a closing date inside ten days) get prioritized — message us with the deadline and we’ll confirm.
