Property maintenance here is not a phone number you call when something breaks; it is a recurring schedule that works through every system in the house before the salt air, the rainy season, and six months of vacancy turn a small issue into a repair bill. The Repair Club is a membership: one team maintains your property on a fixed monthly cadence and keeps a written record of everything done to it.
A vacation home in Guiones faces problems an owner-occupied house does not. Salt aerosol corrodes A/C units and metal fixtures within walking distance of the beach. The May-to-November rains find every gap in a roof or gutter. And with the owner abroad for months, a slow leak or a failed pump can run undetected until the damage is done. Property maintenance in Nosara is really absence insurance: someone competent walks the house on a schedule so the small things get caught while they are still small.

Property management is about the business of a property: tenants, bookings, rent, guest turnover, and the money side of a rental. Property maintenance is about the physical house: keeping the A/C, plumbing, electrical, roof, and water systems working so the building does not degrade. The Repair Club does maintenance, not management. Many owners in Nosara run both, a property manager for the rental and The Repair Club for the physical upkeep, and the two work in parallel. If you already have a manager, we coordinate with them; we do not replace them.
The Repair Club runs on three monthly membership tiers: Esencial from $350, Cuidado from $550, and Memoria total from $900. Each tier unlocks more of the preventive catalog, from 23 services a year at the base to 58 at the top. The starting prices are a floor; the final monthly fee is quoted per property because a three-bedroom house with six A/C units and a pool needs more work than a small casita. The quote is fixed and predictable, and it covers preventive maintenance. Repairs, meaning fixing something that has already failed, are quoted separately, with member discounts on the labor.
That is the core of what we do. Most of our members are outside Costa Rica for large parts of the year. The whole system is built for the absent owner: a fixed visit schedule so the house is never left for months untouched, a documented property file with photos of every visit that you read from your phone anywhere in the world, and a single point of contact over WhatsApp. When something needs a decision, we message you with photos and a clear recommendation before acting.
It is a recurring checklist run across every system in the home. On the water side: well pump, pressure tank, cistern, filters, water heater, and septic. On climate: A/C service, coil cleaning, drain lines, and salt-corrosion treatment. On electrical: panel, breakers, and surge protection. On the building: roof and gutter checks, exterior sealing, and termite prevention. Higher tiers add weekly presence, supervised landscaping, alarm and camera testing, and a pre-rainy and pre-dry seasonal schedule. Every visit is logged with photos, and quarterly inspections plus an annual report track how the property holds up over time.
Both. The recurring visits are the point, they prevent most emergencies, but Cuidado and Memoria total members also reach a 24/7 emergency line for the failures that cannot wait: a burst pipe, a dead pump in the dry season, an A/C down in a heat wave. Esencial members have emergency line access billed per call; the higher tiers include one or two emergency calls a month. We maintain homes across Nosara and the surrounding beach communities: Playa Guiones, Playa Pelada, Garza, and Las Delicias. If your property sits just outside that radius, message us with the location and we will tell you honestly whether we can cover it well; we would rather decline than stretch a schedule thin and miss visits.
